Job Title: Senior Quantity Surveyor

JOB SUMMARY
The Senior Quantity Surveyor is responsible for overseeing all cost management and commercial functions across the company’s projects. The role ensures effective cost planning, budgeting, procurement support, contract administration, and financial control from project conception through to completion. The role involves close collaboration with the construction, procurement, finance, and development teams to manage cost risks, evaluate contractor performance, and provide accurate cost reporting to support strategic decision-making.
KEY RESPONSIBILITIES
a. Prepare detailed cost estimates and preliminary budgets during project feasibility and planning stages.
b. Develop and maintain cost plans aligned with project scope, specifications, and timelines.
c. Actively control and challenge cost overruns through early intervention, cost reconciliation and corrective commercial strategies.
d. Monitor project budgets and track cost performance throughout the project lifecycle.
e. Support value engineering initiatives to optimize project cost without compromising quality.
f. Prepare Bills of Quantities (BOQs) and tender documentation for contractors and suppliers.
g. Assist in negotiating competitive pricing and commercial terms with contractors and vendors.
h. Support the preparation, review, and administration of construction contracts and subcontract agreements.
i. Monitor contractor compliance with contractual obligations and project deliverables.
j. Maintain and update a commercial risk register, identifying potential cost, contractual and procurement risks with mitigation recommendations to management
k. Evaluate and process interim payment certificates and contractor claims.
l. Review and assess variation orders and recommend approvals where necessary.
m. Provide periodic cost forecasts to assist finance and management planning.
n. Work closely with Project Managers, architects, consultants, contractors, and suppliers and site teams to track progress and resolve cost-related issues.
o. Identify financial and contractual risks associated with project execution and provide recommendations for corrective action.
p. Provide cost advisory support during design and planning stages.
q. Manage final project accounts, costing reconciliation and commercial close-out of projects, ensuring all contractual obligations are settled prior to project handing over.
QUALIFICATIONS & EXPERIENCE
a. Bachelor’s degree in Quantity Surveying, Commercial Management, Real Estate, Construction Management, or a related field.
b. Minimum 8 years of relevant experience in quantity surveying, preferably within real estate development or construction.
c. Strong knowledge of construction contracts (e.g. FIDIC, JCT, NEC) and procurement processes.
d. Experience in budgeting, financial modeling, and risk management.
e. Proficient in Microsoft Excel, project management tools, and cost management software (e.g., CostX, Candy, SAP, etc.).
